Each spring, Melbourne seems to come alive again. Tables spill onto footpaths, conversations linger a little longer, and the city remembers how good it is to be together.
It’s a feeling I’ve found at the heart of every Riverlee project. Places come alive through the people who experience them, and our role is to create reasons for people to gather, connect and belong.
That made breaking ground on our new office building at 28 Greengate particularly special. Of our seven groundbreakings at New Epping, this was the first to bring together the business owners who will one day call it home.
That same spirit runs through 1 Hotel & Homes Melbourne, a place shaped by its community and now entering an exciting new chapter with the launch of our final penthouse. This October, we look forward to opening the doors and welcoming you in.
And in September, our Community Impact Committee hosted Volunteer Month, giving our team the opportunity to contribute to Melbourne beyond the places we create.
As you’ll see throughout this update, while the projects may be different, the idea at their heart is the same: creating places that bring people together.
Warmly,
Billy Patten
Impact & Marketing Manager, Riverlee
Breaking ground at 28 Greengate
Construction begins on New Epping’s first office building
On 10 September, we officially broke ground on 28 Greengate, marking another significant milestone in the evolution of New Epping.
Once complete, 28 Greengate will deliver approximately 6,800sqm of premium office suites for sale across five levels, with ground-floor amenity forming part of the broader
Greengate Work Precinct.
With Punthill Apartment Hotels now welcoming guests and a new early learning centre under construction, New Epping continues to take shape as a place to work, stay, learn and connect.

Out of the office, into the community
Four weeks of giving back
Throughout September, our team stepped away from the office and into the community for Riverlee’s Volunteer Month, four weeks dedicated to giving our time, energy and hands-on support to organisations making a meaningful difference across Melbourne.
Working alongside Growing Food Justice, Ronald McDonald House, Meals with Impact and the Yarra Riverkeeper Association, our team supported causes spanning food security, families in need and the health of the Yarra River.
Beyond the impact of the work itself, Volunteer Month brought together people from across Riverlee who don’t always have the opportunity to work side by side, building new connections while contributing to the city and communities we’re proud to be part of.
Join us for 1 day at The Penthouse
There will never be another 1.
At 1 Hotel & Homes Melbourne, wellness and community go hand in hand. Throughout the year, its events and gatherings bring hotel guests, residents and the wider neighbourhood together by the river.
Crowning this vibrant place sits Penthouse 1801, the last of Melbourne’s first hotel-branded penthouses. It offers 680sqm of waterfront living, powered by 1 Hotels, a global leader in sustainable luxury.
A place like this is worth sharing. On Saturday 10 October, we’re inviting you in to experience it for 1 day.
A little more life in our lobbies
Small moments that bring people and workplaces together
In August, we hosted pop-up Wellness Bars at 179 Queen Street and 369 Royal Parade, serving up wellness shots and protein balls for our building communities.
It was great to see so many people stop by, say hello to their neighbours and take a little break together.
Moments like these are how a building becomes a community.
