Penthouse 1801 has hit the market, the second and final penthouse atop 1 Hotel & Homes, Melbourne. Its sister residence, Penthouse 1802, sold for over $20 million earlier this year

We’ve been working on Seafarers and 1 Hotel & Homes Melbourne for over a decade, with the aim of transforming the Melbourne waterfront. After restoring heritage Goods Shed No.5 and building the 3,500 square metre Seafarers Rest park, this is the last piece of the development to go to market.

One Design Office led the interiors, furniture and styling in collaboration with our design team, while acclaimed Australian practice FK was responsible for the architecture. Together, the focus was on creating a home first – warm, grounded and soulful, with spaces designed to be genuinely lived in.

The penthouse itself crowns 1 Hotel & Homes Melbourne, combining private waterfront living with direct access to the incredible services and amenities of the hotel below. The future residents of the space will have access to over 200 hotel staff along with an extensive list of services including private chefs and in-residence wellness treatments.

1801 covers the eastern half of Level 18. More than 700 square metres, with morning light coming up the Yarra and views across the Melbourne skyline and Port Phillip Bay. The rooms thread into one another, made for gathering and quiet mornings alike.

“What surprises me most is how warm and grounded it feels,” says Kristine Lee Pratt, our Creative & Marketing Director. “Despite its size, it’s incredibly liveable. Every space has a purpose. Nothing is oversized for the sake of it.”

The penthouse is a sanctuary in itself with the service and amenity of 1 Hotel Melbourne integrated throughout and luxury built around ease and wellbeing. In practice that means the pantry stocked before you land, valet at the door, and dinner cooked in the residence or downstairs at a hotel that has already picked up a Michelin Key.

Then there’s the executive office, reached through a lobby of its own on Level 17, a floor beneath the home. You step into focus, then leave it behind entirely. Designing that kind of private threshold into a residence is a rare thing, especially alongside the amenities of a hotel built on luxury with responsibility. Low-friction living ran through all of Seafarers, and this is the clearest version of it.

It’s the convergence of things that can’t be recreated. A globally celebrated hotel, an irreplaceable riverfront setting, and the culmination of more than thirty years of Riverlee’s work in this city.

A residence like this is created once. There will never be another 1.
