The building was purpose-built as student accommodation one of the first sites of its kind for Melbourne University.
452 St Kilda Road, Melbourne
Formerly the Arlie Mansion, Yarra City House is recognised by the Australian Heritage Commission as a building of architectural and historic significance.
It was one of the last houses to be built along St Kilda Road in the Victorian period prior to the 1890s depression and is a substantially intact example of the work of the leading architect Anketell Henderson.
Maintaining the building’s heritage and retaining original features was a major priority during its redevelopment.
The building was purchased in 1996 and sold in 2007 with a permit for the construction of a 17-storey building of 154 serviced apartments, 3 retail shops and 77 car parks.
601 Bourke Street, Melbourne
Located on the corner of King and Bourke Streets in Melbourne’s central business district, the property is situated directly opposite Bourke Place and in the same block as the Australian Stock Exchange. The overhaul and redevelopment, designed by Peddle Thorp, transformed the property into a viable location for a range of commercial, accommodation or residential possibilities.

650 Bridge Road, Richmond
Acquired by Riverlee in 2002, this mixed-use property features two ground floor retail tenancies with two levels of flexible commercial office space above and basement car spaces.
Situated at the Yarra River end of Bridge Road, the site is part of a shopping strip and provides easy access to the riverfront. The original building was entirely demolished and replaced with a dynamic design solution responding to the street’s atmosphere and location.

The Gatehouse project saw the transformation of a heritage-listed building into 32 sensitively designed townhouses.
Originally built in 1903, the Gatehouse Complex was one of the surviving buildings of the Newmarket Saleyard, an industrial centre for livestock sales and meat processing at the time.
Purchased in 1996 and completed in 1999, the redevelopment of this heritage building into stylish inner-city townhouses took advantage of Kensington’s surge in popularity in the 1990s.

Situated on the corner of Leakes and Derrimut Roads is a service centre in Tarneit, just 27km west of Melbourne. The site sits on the Eastern boarder of Riverlee’s ‘The Reserve’ residential estate and is located on a busy cross section with two street frontages.
Acquired by Riverlee in 2006, the site is directly opposite the Tarneit Train Station and is currently occupied by a BP Service Station, BP Car Wash, McDonalds Restaurant and a Subway Restaurant. The service centre is owned in conjunction with Jasbe.
31 Bligh Street, Rosny Park
Located in Rosny Park’s retail centre, less than 6km from the Hobart CBD, this property presents excellent exposure to a significant amount of passing traffic, whilst offering an extensive three street frontage along Bligh Street, Gordons Hill Road and Ross Avenue.
Originally two adjoining large format retail properties, Riverlee purchased the property in 2017 and 2018 across two transactions, and redeveloped the site into a multi-tenancy precinct in 2019.
The first property purchased was 27–31 Bligh Street – a vacant ex-Bunnings trade centre. This site was redeveloped from a single tenant offering to a four tenancy retail centre. The adjoining site, purchased in 2018, remains a single tenant. The lifestyle precinct houses a diverse mix of tenants across five-tenancies, which includes Super Cheap Auto, Anytime Fitness, a medical centre, a pharmacy and Mission Australia.
Studley Park, Wantirna South

Waterford Avenue, Maribyrnong
The Domain at Waterford Green was developed to offer well designed, affordable living. Designed by Peddle Thorp, the development features a range of townhouses, apartments, home offices and refurbished buildings all within lush, landscaped gardens and large private open spaces. Well located, the project is serviced by public transport, schools, shopping precincts and major arterials. the flourishing community is a blend of business, lifestyle and households. The site was purchased in 2003 and the project was completed in 2010.
Abraham Road, Coomera, Queensland
Situated on 27 hectares, The Landings is a masterplanned community featuring 278 new homes.
Built on the site of the former Aviation Museum, adjacent to the Dreamworld theme park and bounded by Abraham Road, Reserve Road and Pacific Highway, The Landings is located amongst an abundance of transport and amenity options.
The project was required to provide a large portion of the site as open space which included a large section of the Yaun Creek and Reserve – this was landscaped with walking tracks and seating for the residents and local community to enjoy. The site was purchased in 2003 and development was completed in 2008.
Kemansah Heights, Malaysia
The Reserve is a landmark gated development in the Klang Hills on the outskirts of Kuala Lumpur. It aims to connect buyers with nature while accommodating proximity to the city.
The development, which was completed in 2015, is low density and comprises 37 individually designed premium homes, each situated on landscaped allotments surrounded by greenery. Open-plan interiors and banks of windows allow for maximum light and uninterrupted views.
The site was purchased by Riverlee in 2005, and the project has adopted a thoughtful and organic approach to design valuing the natural contours of the land.
World Trade Centre, Melbourne
The World Trade Centre (WTC) is one of Melbourne’s largest integrated waterfront office complexes, strategically located on the northern bank of the Yarra River
It comprises five interlinked office buildings, a retail promenade, and an atrium space over a 1.4ha site, across 150 metres of waterfront. The complex is home to French Aero-Defence company, Thales Australia, and other large private and government organisations.
Acquired by Riverlee in 2005, WTC has undergone a major refurbishment of the destination’s commercial amenities. Construction of the retail precinct, WTC Wharf, was completed in late 2010 and includes waterfront dining, a boutique pub, and other retail services.
WTC’s expansive commercial upgrades demonstrate Riverlee’s enthusiasm for enlivening existing urban precincts with innovative design solutions that turn a site into a destination.
WTC was owned in conjunction with Abacus Property Group and KKR and was sold in 2017.

108 Flinders is an artful response to an iconic Melbourne location. Offering uninterrupted views over the Yarra River, the 12-storey residential development takes pride of place among Flinders Lane’s hospitality and retail offerings.
Located on the site of the former Pacific Dunlop HQ, the residential development achieves the ideal balance of progressive design and connection to both natural and urban environments. Designed by Fender Katsalidis, it was one of the firm’s most progressive designs at the time of its creation.
108 Flinders’ award-winning internal courtyard and secluded rooftop garden create a sense of home, equipped with amenities such as a timber deck area, sun lounges, al fresco dining and river views.
A hotel-style porte-cochere provides direct access to the building’s main lobby and lifts, where contemporary finishes are contrasted by the refurbished 1968 Pasquale Marinelli relief sculpture – a fitting tribute to the site’s former façade.

Situated on the corner of Docklands Drive and Footscray Road in the New Quay precinct of Docklands, 370 Docklands Drive is one of Melbourne’s most accessible locations, offering immediate and direct access to the CBD, public transport, major roads and arterials.
One of the first developments in the Docklands precinct, the seven-storey A-grade building features 7,150sqm of office space and 140 car parks. The site was purchased in 1993 along with adjoining 408 Lonsdale St. After 408 Lonsdale St was fully developed into 216 apartments, 399 Little Lonsdale St was sold later in 2014 with a planning approval for a 39 storey residential development with 223 apartments
484 Swan Street, Richmond
484-486 Swan Street is strategically situated in a prime location adjacent to Burnley Station, within the Burnley Commercial Precinct. Purchased over two transactions in 2003 and 2016 in partnership with Bamfa, the sites were amalgamated and a planning permit was approved for a 17,000sqm, 13-storey commercial building with retail laneway connecting Burnley Station and Swan Street.
The permitted site was divested in 2021.
9 Ambrose Avenue, Cheltenham
Located in Cheltenham’s Bayside Business District, Belrose is an industrial office warehouse precinct positioned to become a thriving business hub.
Developed in partnership with Brico, Belrose pays homage to its heritage setting via the architectural restoration of a 1950s red brick factory as Belrose North, with light-filled showroom style office warehouses, office spaces and hi-tech workspaces featuring expansive windows, exposed heritage trusses and an on-site cafe. Belrose South offers new office warehouse and showroom spaces in a new building.

7-23 Spencer Street, Melbourne
The hallmark former Melbourne Convention Centre site is located at the corner of Flinders and Spencer Street on the south- west fringe of Melbourne’s CBD. With a corner frontage of over 20 meters, the site is uniquely serviced by all forms of transport and arterial road connections.
Acquired from the State Government of Victoria in a joint venture with Eureka Funds Management in 2010, it was sold in 2016 with planning approval for three residential towers comprising apartments and associated retail space.
Heartlands Boulevard, Tarneit
Purchased in 2003 and occupying over 70 hectares, the Heartlands is a residential estate in Tarneit, just 29 kilometres from Melbourne. Comprising around 1,000 residential lots of varying sizes, it caters for increasing residential demand in Melbourne’s western growth corridor.
Designed with community spaces and natural landscapes, Heartlands offers a series of reserves and major wetlands. ‘Club Heartlands’ is the centrepiece of the residential community, and provides residents access to a pool, fitness centre, children’s playground and tennis court.
Coppin Street, Highett Street, Griffiths Street & Palmer Street, Richmond
Home of the Jaques Bros Foundry from 1885 to 1997, this industrial site was transformed into a contemporary architectural talking point, meeting increasing demand for inner-city living.
In consultation with the local community and council, Riverlee collaborated with Fender Katsalidis to preserve the foundry’s signature heritage elements. The original brick walls were retained to create the new development’s strong foundations, while a variety of scales, heights and textures complement the area’s industrial streetscapes.
The history of the site continues to be acknowledged through references to the names of former buildings, the original heritage tower, the story of legendary Richmond footballer Jack Dyer, and framed blueprints of the original foundry.
Developed across three stages, the site’s five buildings were configured as an open square around a central courtyard. The precinct’s impressive communal facilities include two gymnasiums, a rooftop terrace, two internal courtyards and a residents’ lounge. Sustainability features include a 6-star average energy rating, solar gas-boosted hot water and extensive water conservation systems.
Stage 1 of the project sold out in less than eight weeks with minimal advertising efforts, while the Stage 2 Penthouse reached a new price benchmark for Richmond at $4.8 million in 2017. The apartments subsequently sold for up to 25 per cent more than their original purchase price in response to ongoing demand.
Local buyers from within 7 kilometres of the site made up around 95 per cent of all sales, with 75 per cent being owner-occupiers – an exceptionally high proportion for a large-scale, multi-residential development.
Beyond its commercial success, Jaques has also gained respect from the local community for its careful consideration of the site’s history on Dyer Street. The precinct was officially opened in 2017 by the Minister for Planning and the City of Yarra Mayor.
33 Inkerman Street, St Kilda
